Barndominium Guide

Barndominium Foundation Cost in Texas —
What to Budget in 2026

Top Notch Concrete LLC · Seguin, TX · (830) 305-5143 · June 2026

Barndominiums are everywhere in Central Texas right now — and for good reason. A well-built barndo on the right foundation is one of the best value builds in the state.

But the foundation is the part nobody wants to talk about — until it's wrong. Here's what barndominium foundations actually cost in Texas in 2026, and what makes the difference between a slab that lasts 50 years and one that cracks in 5.

Barndominium Foundation Types in Texas

Not all barndo slabs are the same. The three most common types we pour in the Seguin and Guadalupe County area:

Monolithic Slab — The most common. Poured all at once, footer and slab together. Typically 4"–6" thick with thickened edges (12"–18" deep footers). Best for flat lots with stable soil. Cost: $6–$10/sq ft.

Turndown Slab — Slab with reinforced perimeter beams poured below grade. Better for challenging soil or when the county requires deeper footers. More steel, more labor. Cost: $8–$13/sq ft.

Pier & Grade Beam — For lots with significant slope or problematic clay. Concrete piers drilled to stable soil, connected by grade beams, then slab poured on top. Highest cost but most stable. Cost: $12–$18/sq ft.

What Guadalupe County Soil Does to Foundations

Central Texas clay is notorious in the concrete world. The Guadalupe County soil profile shifts seasonally — swelling with rain, contracting in drought. This is why barndominium foundations in this area need proper design, not just a basic slab.

What we do differently on every barndo foundation in Seguin:

  • Soil assessment before we form anything
  • Engineered rebar layout (not just fiber mesh)
  • Proper thickening at load-bearing walls
  • Moisture barrier under the slab
  • Controlled curing to prevent Texas summer surface cracking

For outbuildings and barns, the same clay rules drive the slab design — see our guide on how thick a barn slab should be in Texas.
