Cracks in a new driveway or sidewalk are the single most common call we get from Seguin homeowners. And the first thing to understand is this: not every crack means your concrete is failing. Some cracks are normal and cosmetic. Others are the first sign that the pour was built cheap and is about to get worse.
Here is how to tell the difference — and exactly what cheap construction jobs do that causes concrete to start breaking early.
First: Which Cracks Are Actually a Problem?
Separate the harmless from the structural:
- Hairline surface cracks under 1/16" — almost always plastic shrinkage. Cosmetic.
- Cracks wider than 1/4" — the slab has moved or is moving. Real concern.
- One side higher than the other (offset) — settlement or heave. Structural.
- Spider / map cracking across a wide area — surface scaling or a weak mix. Concern.
- A crack that keeps widening over weeks — active movement. Get it looked at.
- Edge pop-outs and exposed aggregate — poor finishing or soft surface. Cosmetic-to-moderate.
A clean, single hairline crack that does not move is usually shrinkage and needs no structural fix — just a clean-out and seal. Cracks that are wide, offset, or getting worse are telling you something went wrong underneath.
The 7 Real Causes of Cracking Concrete in Central Texas
Plastic Shrinkage Cracks
In the Texas heat the surface of fresh concrete can dry faster than it cures. The top skin shrinks and cracks into fine surface lines within hours of the pour. These are cosmetic and rarely affect strength — but they are exactly the cracks people panic over on a brand-new driveway.
Bad Sub-Base & Poor Compaction
Concrete is only as good as the dirt under it. If the base was not excavated, compacted, and graded before the pour, the slab settles unevenly and cracks where the support gives way. This is the #1 reason cheap jobs fail — skipped dirt work.
Central Texas Expansive Clay
Guadalupe County soil is full of expansive black clay that swells when wet and shrinks when dry, literally lifting and dropping a slab through the year. Without a proper sub-base and reinforcement, the slab flexes until it cracks.
Missing or Misplaced Control Joints
Control joints tell the concrete where to crack. No joints (or joints spaced too far apart) and the slab picks its own random cracks. A cheap job skips them, or cuts them too late — after the slab already cracked on its own.
No Reinforcement — Or Rebar Set Wrong
Rebar and fiber mesh hold a slab together when it does flex. Omitting them to save money, or dropping rebar on the dirt instead of chairing it up into the slab, means you get concrete with no backbone. It cracks and the pieces move independently.
Watered-Down "Wet" Mixes
The classic cheap-contractor shortcut: adding water on site so the mud flows easily and the crew goes home early. Every gallon of extra water weakens the slab. It looks fine the day of the pour and starts dusting, scaling, and cracking within a year.
Tree Roots, Drainage & Freeze-Thaw
Surface water pooling against the slab, tree roots lifting a corner, and Texas freeze-thaw all stress concrete. Individually they are slow. Combined with a weak mix or no base, they break it fast.
What "Cheap" Construction Jobs Do That Makes Concrete Break
This is the part most concrete companies will not write down. The cheapest bids get that way by cutting the steps you cannot see, and those are the exact steps that keep concrete from cracking. Red flags on a pour that is set up to fail:
- No base excavation or compaction — poured straight onto loosened dirt
- Mix watered down on site so the crew could finish faster
- No rebar or fiber reinforcement, or rebar lying on the ground
- No control joints, or joints cut days too late
- A slab poured thinner than specified (4" that is really 3")
- No wet-curing or protection from the sun after the pour
- Rusty, reused forms and old-form pour lines on the edges
Every one of these saves the contractor a day of work and a little money — and shortens the life of your concrete by a decade. A driveway built right in Seguin should look good for 25–30 years. A driveway built cheap starts cracking in the first year and breaking apart in five.
Why Central Texas Makes It Worse
